From search to keys, with no tenant fees.
Rent directly from landlords. Every step, from booking a viewing to signing the contract, happens in your Riightspace account.
- 1
Search and save
Filter by area, budget, bedrooms and features. Save searches to get alerts as soon as a new home matches.
- 2
Message and book a viewing
Talk to the landlord directly and request one of their published viewing slots.
- 3
Apply with your Renter Passport
Your details, employment and references are filled in once and reused for every application.
- 4
Reserve with a holding deposit
Pay a holding deposit of no more than one week's rent. It's taken off your first month's rent, and refunded in full if the landlord declines.
- 5
Referencing
Credit, employment and previous-landlord checks for each tenant and guarantor. Usually 3–5 working days, and free for renters.
- 6
E-sign the tenancy agreement
Review the assured shorthold tenancy and sign online. Both parties must sign within 15 days of the holding deposit unless you agree otherwise.
- 7
Deposit protected, first rent paid
Your tenancy deposit (capped at five weeks' rent) is protected in a government-approved scheme. Pay the first month's rent less your holding deposit.
- 8
Move in
Collect your keys and confirm move-in. Your contract, deposit certificate and rent schedule stay in your Tenancies dashboard.
Questions renters ask
- Are there any tenant fees?
- No. Under the Tenant Fees Act 2019, renters can only be charged rent, a refundable tenancy deposit, a refundable holding deposit and a few defined default fees.
- When can a landlord keep my holding deposit?
- Only if you withdraw, fail a Right to Rent check, give false or misleading information, or don't take reasonable steps to sign by the deadline.
- How do I track where my application is?
- Every application shows an eight-step tracker, from applied to moved in, with what happens next and who it's waiting on.
